Tips for being a landlord

Investing in the Phoenix real estate market is a smart move. When it comes to protecting and being an effective landlord, a few simple tips can make a big difference:

  • Know who you’re renting to. Meeting with your prospective tenant(s) is a necessary step and a good way to get a sense of who you’re renting to, but don’t stop there. Request and thoroughly check references.

  • Know your management company. If you are not going to personally manage the property, make sure you find the right management company. As your Realtor, I can suggest several companies I have found to be professional and trustworthy.

  • Don’t take chances with the lease. As a landlord, it is vital to protect your interests and your rights. Make sure you and your tenant are very clear on the details of your lease agreement and that the lease has been reviewed by a trusted legal advisor.

  • Keep up your end of the bargain. This means responding quickly to tenant needs, repairs and emergencies. Extra touches like increasing your property’s security can add to your tenant’s sense of safety and possibly lower your insurance premiums.

  • Respect your tenants. The tenant/landlord relationship always works best when both sides are benefiting from the association. On your end, follow the Fair Housing Act guidelines carefully and be mindful to always respect your tenant’s privacy. Such measures of respect will lead to smoother sailing throughout the rental process.
